A small practice, on purpose
Good Earth Realty is deliberately low volume. I take a limited number of clients at a time because rural transactions in Northern California don't run themselves. When a well test comes back low, when a road maintenance agreement can't be found, when a lender balks at a manufactured home on ten acres — that's the week the deal is won or lost, and I'd rather be available than busy.

What I specialize in Rural property, acreage, and horse property
I live on 17 acres with horses. I've dealt with the fencing, the water, the outbuildings, the winter road, and the insurance carrier who doesn't want to write the policy.
That matters when you're buying or selling land in Shasta County. Acreage transactions turn on things that never come up in a tract-home sale: well production and recovery rate, water rights, shared driveways and easements, road maintenance agreements, parcel splits and zoning, fire hazard severity zones and defensible space, barn and shop permits, and whether the property is on a maintained county road or something the neighbors plow themselves.
I also know which lenders in this market will actually finance land, horse property, agricultural parcels, and manufactured homes on acreage — and which ones will take your buyer sixty days to tell you no.
Estate, probate, and trust sales
If you've inherited a house in Redding or acreage out toward Shingletown, Cottonwood, or Burney, you're usually handling it from a distance, with siblings, on a court's timeline, while grieving.
I work alongside the attorney, executor, or trustee through the parts that stall these sales: court confirmation timelines and overbid procedures, pricing property that hasn't been updated in thirty years, cleanouts and estate sales, deferred maintenance decisions, and getting a defensible value on a rural parcel with no clean comparable sales. I'll tell you plainly what's worth fixing and what isn't. Usually it's less than people expect.
Relocation buyers moving to Northern California
Coming from the Bay Area, Sacramento, Southern California, or out of state? The hard part isn't finding a house. It's understanding what you're actually choosing between.
Downtown Redding and Palo Cedro and Shingletown are three completely different lives — different commutes, different internet options, different fire insurance realities, different water situations, different snow. I'll give you the honest version of each, including the parts that aren't in the brochure, so you're not eighteen months in wishing someone had told you.
I do video walkthroughs and remote showings for out-of-area buyers as a matter of course, not as a favor.
Investment property, short-term rentals, and long-term rentals
I own and operate both a short-term Airbnb and a long-term rental here. So when you ask about permits and transient occupancy tax, realistic occupancy and nightly rates, property management options, or whether a given property pencils as a rental — you're getting answers from someone who files the paperwork, not someone repeating a podcast.

Shasta Lake — Lake access, recreation, and neighborhoods that move quickly when priced right.
Red Bluff and Tehama County — Ranch land, acreage, and a market I've worked for years.
How I actually work I price conservatively and defensibly. My comparable sales analysis is neighborhood-first and built to appraiser standards, and I measure my listings against original list price rather than the final one, because that's the number that tells you the truth about how a listing performed.
I market listings properly — professional photography, video walkthroughs, and listing copy written to be found by buyers searching on Zillow, Google, and AI assistants. Not a phone photo and a prayer.
