Anderson moved more homes even with a small price dip
The Real Estate Data Aggregator counted 84 homes sold in Anderson's 96007 ZIP code during the three months ending August 31, 2026. That is up 25.4% from the same three months in 2025. More homes changed hands, even as the median sale price dipped.
The median sale price came in at $338,000, down 3.2% from a year before, according to the Real Estate Data Aggregator. That is a real dip, not a dramatic one. Prices softened a little while the number of sales went up. Both things can be true at once.
Buyers are still showing up, and showing up faster
The Real Estate Data Aggregator found that 46.7% of Anderson homes went under contract within two weeks of listing. That share is up 8 points from a year before. Nearly 1 in 4 homes sold above list price, and the average sale came in at 99.6% of list. Buyers are not walking away.
Supply is still lean. The Real Estate Data Aggregator put months of supply at 2.6, down 0.4 months from a year ago. There were 72 homes for sale and 75 pending sales during that same window. Demand and supply are close to even.
Anderson is not just city lots
Good Earth reported an 18-acre listing on Oak Street that had been on site just 2 days as of October 14, 2026. That kind of land does not show up on every block. Anderson runs from city subdivisions near I-5 all the way out to acreage with wells, pasture and outbuildings. The price story and the buyer pool can look very different depending on which part of town you are in.
Rates are making buyers work harder everywhere
Nationally, Redfin reported the weekly average mortgage rate hit 7.4% on October 8, 2026, a three-year high. KRCR News reported rates blowing past 7.5% around the same time. That pushes monthly payments up for anyone financing. Redfin put the typical U.S. buyer's monthly payment at $2,777, among the highest on record. Anderson's price point is well below the national median, which matters when rates are this high.
Nationally, Redfin also reported that sellers outnumbered buyers by 62.6% in September, with an estimated 1,510,784 sellers and 928,892 buyers in the U.S. market. Anderson's local numbers tell a different story: more sales, steady pending counts, and supply that is actually shrinking.
- The Real Estate Data Aggregator shows Anderson sold more homes in the three months ending August 31, 2026 than in the same stretch a year before.
- The median price eased down 3.2% to $338,000. Homes that were priced right moved in a median of 32 days, and nearly half went under contract within two weeks.
- Supply stayed lean at 2.6 months.
- One street can read very differently from the ZIP code as a whole, especially when land and city lots are both in the mix.
