Anderson stood out for speed, not just price

KRCR News reported on October 21, 2026 that mortgage rates fell below 7.5%. That matters because buyers who were sitting out started moving again, and Anderson felt it more than most of Shasta County.

The Real Estate Data Aggregator counted 84 homes sold in Anderson (96007) in the three months ending August 31, 2026. That is up 25.4% from the same months of 2025. Nearly half of those homes, 46.7%, went under contract within two weeks of listing. That share is up 8 points from a year before.

For context, that two-week rate in Anderson was the highest of any town tracked here. Palo Cedro came in at 40.9%. East Redding (96002) was at 36.6%. North Redding (96003) sat at 34.8%. West Redding (96001) was 30.9%. Cottonwood was 24.1%. Burney was 26.7%. Shingletown was 17.4%.

Priced right, it sold close to full ask

Anderson sellers got 99.6% of their list price on average, the Real Estate Data Aggregator shows. That is the highest sale-to-list ratio of any market tracked here. It is up 0.5 points from a year before. A well-priced home in Anderson is not leaving money on the table.

The median sale price dipped a little, down 3.2% to $338,000. Not every number moved in the same direction. But buyers still showed up, and they moved fast when the price made sense.

How the rest of Shasta County looked

Not every town moved the same way. Shingletown, up in the pines on Highway 44, took a median of 58 days to sell, up 12 days from a year before. Supply there sits at 5.3 months, the Real Estate Data Aggregator shows. That is a slower, more patient market than the valley towns.

Cottonwood saw the biggest price gain: up 12% to a median of $392,000. Homes sold there were up 40% from the same period in 2025. More listings came on too, up 11.8%. Supply is still 4.6 months, so buyers have more to choose from than in Anderson.

Burney's median sale price rose 20% to $247,250, though it took a median of 56 days to sell and supply is 5.5 months. Burney is its own market, well east of the valley towns, and the numbers reflect that.

What this means if you own in Anderson

Buyers are showing up, and they are making decisions fast. With 2.6 months of supply and 46.7% of homes going under contract in two weeks, a well-priced home does not sit long. The median came in at $338,000, down a little from last year, so pricing still matters.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Anderson's local numbers tell a more specific story, and that story is about speed more than price growth right now.

In short
  1. Anderson had the fastest two-week contract rate in Shasta County, at 46.7%, and the highest sale-to-list ratio, at 99.6%.
  2. Prices dipped a little, but volume was up 25.4%.
  3. Buyers moved.
  4. The towns with more supply, like Shingletown and Burney, took twice as long to sell.

One more thing worth knowing: the Real Estate Data Aggregator tracked 617 homes sold across all nine ZIP codes in the three months ending August 31, 2026. Every town reads differently. One street can read differently from the whole ZIP code.
