Palo Cedro sales picked up, but buyers are taking a little more time
The Real Estate Data Aggregator counted 22 homes sold in Palo Cedro (ZIP 96073) in the three months ending August 31, 2026. That is up 37.5% from the same three months in 2025. More buyers showed up. That part is good news for sellers.
But those buyers are taking longer to decide. The Real Estate Data Aggregator put the median days on market at 19 days. That is 9 days longer than the same period in 2025. Buyers are still there. They are just reading the numbers more carefully before they sign.
Prices held steady, and sellers got close to what they asked
The Real Estate Data Aggregator shows the median sale price in 96073 came in at $597,000. That is up 1% from a year ago. Small gain, but it held. Sellers averaged 98.2% of their list price, up 0.3 points from last year. That means most homes sold very close to asking.
About 18.2% of homes sold above list price, according to the Real Estate Data Aggregator. That is down just 0.6 points from a year ago. Not every home drew a bidding war, but some still did.
More homes came to market, and buyers kept pace
The Real Estate Data Aggregator counted 25 new listings in the three months ending August 31, 2026. That is up 31.6% from a year ago. More choices for buyers. At the same time, pending sales hit 22, up 69.2% from the same period in 2025. Buyers are moving, just not in a sprint.
The Real Estate Data Aggregator also shows 40.9% of homes went under contract within two weeks of listing. That is down 13 points from a year ago. So the fastest sales slowed a bit. Still, 4 in 10 homes finding a buyer inside two weeks is a solid pace.
One local cost worth knowing about
Shasta Scout reported on October 21, 2026 that mobile home lot rent at Palo Cedro parks already rose from $575 to $625 per month. A second increase is scheduled for December 1, which would push lot rent to $985 per month. Shasta Scout also noted that Harmony is offering a $300 monthly credit to offset that planned increase. That is a real number buyers in those parks are running.
This does not affect every Palo Cedro home. But for buyers weighing a mobile home purchase, monthly costs just changed. It is the kind of detail that slows a decision down.
The broader picture
Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Palo Cedro's 1% gain is smaller than that, but it moved the same direction. Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That is part of why buyers everywhere are taking more time.
- Palo Cedro saw more sales and more pending contracts in the three months ending August 31, 2026. Prices held.
- Sellers got close to asking.
- But buyers are taking about nine extra days compared to last year, and monthly costs like lot rent are part of what they are working through.
- Supply at 2.9 months stayed lean, which kept the market from tipping toward buyers.
These numbers cover all of ZIP 96073. One road, like Deschutes Road or Old Alturas Road, can read differently from the ZIP as a whole. Acreage, water, outbuildings and fire risk all shape what a specific property does.
