Redding inventory is down, but sales are up
Here is the short version: the Real Estate Data Aggregator counted 417 homes sold across Redding in the three months ending August 31, 2026. That is up 14.9% from the same stretch in 2025. At the same time, homes for sale dropped 12.5%. More sales, less to choose from. That combination tells you something about where prices and pace are headed.
KRCR News reported on October 21, 2026 that mortgage rates fell below 7.5%. CNBC put the average 30-year fixed rate at 7.41% that same week. Rates are still not low by any old standard, but the dip was enough to keep buyers active here in Redding.
Pending sales were nearly flat, down just 0.7% from a year before, according to the Real Estate Data Aggregator. That tells you demand did not fall off. It just ran into a thinner shelf of homes to pick from.
How each part of Redding read differently
Redding has three ZIP codes, and they did not all move the same way. That matters if you own a home here.
| 96001 | 96002 | 96003 | |
|---|---|---|---|
| Median sale price | $395,000 | $422,500 | $400,000 |
| Price change vs. 2025 | +2.3% | +0.6% | +5.3% |
| Homes sold | 119 | 137 | 161 |
| Median days on market | 33 | 23 | 25 |
| Months of supply | 3.0 | 2.3 | 2.8 |
96003: the most sales, the biggest price jump
The Real Estate Data Aggregator counted 161 homes sold in ZIP 96003 in the three months ending August 31, 2026. That is up 28.8% from a year before, the biggest jump of any Redding ZIP. The median sale price there rose 5.3%, to $400,000. Days on market fell 16 days shorter than the same period in 2025. That is a real shift in pace.
96002: fastest sales, tightest supply
ZIP 96002 had the highest median sale price at $422,500, and the shortest time on market at 23 days. The Real Estate Data Aggregator also showed homes for sale there fell 10.4% from a year before. Supply sat at just 2.3 months. Nearly 1 in 3 homes, 31.4%, sold above list price. Prices only nudged up 0.6%, so buyers were not overpaying by a lot, but they were competing.
96001: more time, more choices, still moving
ZIP 96001 is the slower of the three right now. The Real Estate Data Aggregator put the median days on market at 33, and homes for sale fell 27.5% from a year before. Fewer choices, but homes still took a bit longer to sell. Sales were up only 1.7%. The median sale price was $395,000, up 2.3%. Not every home here moved fast, and the share selling above list price actually slipped 2 points to 20.2%.
What the national picture adds
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026, and ticked up another 0.3% month over month in July on a seasonally adjusted basis. Redding's price moves are modest by comparison, but they are moving in the same direction. Nationally, Realtor.com reported 20.8% of listings took a price cut in September, the highest share since October 2022. That is not what the Real Estate Data Aggregator shows happening across Redding right now, where sale-to-list ratios held near 98% to 99.5% depending on the ZIP.
Under contract quickly: still happening, just a little less often
All three Redding ZIPs saw fewer homes go under contract within two weeks of listing compared with 2025. In 96002 that share fell 5.9 points to 36.6%. In 96003 it fell 5.2 points to 34.8%. In 96001 it fell 3.1 points to 30.9%. Still, roughly 1 in 3 homes across Redding went under contract in two weeks or less. That is not a slow market. It just means buyers have a little more breathing room than they did a year ago.
- Redding sold more homes in the three months ending August 31, 2026 than in the same stretch of 2025, even as inventory fell.
- Prices edged up in all three ZIPs.
- Days on market got shorter.
- The market is not racing, but it is moving.
- One ZIP can read very differently from another, and one street can read differently from the ZIP.
These numbers cover all of Redding, but your block is not all of Redding. What sold on your street, at what price and in how many days, is the number that actually matters to you.
