Redding is moving more homes with fewer listings

By Katie Luther
Real estate, Redding

Nationally, the picture looks rough right now. KRCR News reported mortgage rates blew past 7.5% in early October. Realtor.com put price cuts at 20.8% of all U.S. listings in September, the highest since October 2022. And the Federal Housing Finance Agency said U.S. home prices rose just 0.3% month over month in July. The mood out there is cautious.

Redding did not read that memo. The Real Estate Data Aggregator counted 417 homes sold across Redding in the three months ending August 31, 2026. That is up 14.9% from the same three months in 2025. At the same time, homes for sale dropped 12.5%, to 364. More sales, less supply. That is a different story than the national headlines.

Pending sales across Redding were nearly flat year over year, down just 0.7%, according to the Real Estate Data Aggregator. That tells you demand did not fall off a cliff even as rates climbed. Fewer homes came to market, and buyers still showed up.

How each ZIP code read, three months ending August 31, 2026

96003: the biggest jump in sales

North Redding, ZIP 96003, led the city on sales volume. The Real Estate Data Aggregator counted 161 homes sold there, up 28.8% from a year ago. That is nearly 3 in 10 more sales than the same period in 2025. Median sale price came in at $400,000, up 5.3%. Days on market dropped 16 days shorter than a year ago, to 25 days.

One thing worth noting: inventory in 96003 actually edged up 2.8%, to 145 homes for sale. That is the only Redding ZIP where supply grew. Buyers there had a little more to look at, and they still moved quickly.

96002: the fastest close, the highest prices

East Redding, ZIP 96002, posted the highest median sale price in the city at $422,500. It also had the quickest pace: a median of 23 days on market, 9 days shorter than a year ago, per the Real Estate Data Aggregator. Sellers there averaged 99.5% of list price. Just over 3 in 10 homes sold above list.

Supply tightened the most here. Homes for sale fell 10.4%, and new listings dropped 11.7%. Fewer choices, and buyers still competed. That is the short version of 96002 right now.

96001: slower pace, but still selling

West and central Redding, ZIP 96001, was the most measured of the three. The Real Estate Data Aggregator counted 119 homes sold, up just 1.7% from a year ago. Median days on market was 33, the longest of the three ZIPs, though still 3 days shorter than last year. Median sale price was $395,000, up 2.3%.

Inventory here fell the sharpest: down 27.5%, to 116 homes for sale. New listings dropped 16.5%. Homes are still selling close to list, at 98.3%. Not every home moved fast, but the ones priced right found buyers.

Speed: how fast did homes go under contract?

One honest admission: the share of homes going under contract within two weeks of listing slipped in all three ZIPs compared to a year ago. The Real Estate Data Aggregator shows 36.6% in 96002, 34.8% in 96003, and 30.9% in 96001. Each one is down a few points from last year. Not every home sold fast. But the ones that did moved in under a month, and most closed near full price.

What the national picture means for Redding

Nationally, sellers outnumbered buyers by a wide margin in September, according to data reported by a national real estate research firm. The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026, a modest gain. Redding's sales growth of 14.9% ran well ahead of that national trend.

That does not mean Redding is immune to rate pressure. It means local demand held up better than the national mood suggests. Fewer listings came to market, buyers still showed up, and homes sold close to asking price across all three ZIP codes.

In short
  1. Redding closed 417 sales in the three months ending August 31, 2026, up 14.9% from a year ago.
  2. Inventory fell 12.5%.
  3. Median prices rose in all three ZIP codes.
  4. Homes sold at 98.3% to 99.5% of list.
  5. The city moved more homes with less to choose from, even as national headlines turned cautious.

One more thing: these are ZIP code numbers. One street, one neighborhood, one price range can read very differently from the whole ZIP. If you want to know what your specific block looks like right now, just reach out.
