Shingletown inventory is thinner, but homes are still taking longer to sell
Two homes in Shingletown went under contract in 2 and 3 days, according to Good Earth in October 2026. That is real. But it is not the whole picture.
The Real Estate Data Aggregator counted the median Shingletown home taking 58 days to sell in the three months ending August 31, 2026. That is 12 days longer than the same period in 2025. A fast sale can happen here. It just is not what most sellers should count on.
Fewer homes, fewer buyers
The Real Estate Data Aggregator shows fewer homes coming to market and fewer closing. Both sides pulled back. That thinning of inventory did not push prices up. The median sale price came in at $320,000, down 0.8% from the same three months in 2025.
Pending sales dropped sharply
The Real Estate Data Aggregator counted 23 pending sales in the three months ending August 31, 2026. That is down 39.5% from the same period a year before. Fewer buyers are making moves right now.
Part of that is rates. KRCR News reported mortgage rates jumping past 7.5% as of October 7, 2026. Realtor.com noted rates climbed above 7% for the first time since January 2025. That kind of payment pressure slows decisions, especially for mountain properties that already carry extra costs like propane, well maintenance and fire insurance.
That drop is worth sitting with. In 2025, closer to 3 in 10 Shingletown listings went under contract within two weeks. In 2026, it was 17.4%, according to the Real Estate Data Aggregator. Most homes needed more time.
Sellers got close to their asking price
The Real Estate Data Aggregator put the average sale-to-list ratio at 97.3% for the three months ending August 31, 2026. That is down just 0.5 points from 2025. Sellers gave up a little, but not much.
And 13% of homes sold above list price, up 1.5 points from the year before. That is a small share, but it shows that well-priced, well-prepared homes can still draw competition.
The wider picture
This is not just a Shingletown story. The Federal Housing Finance Agency reported U.S. home prices rose just 2.6% from July 2025 to July 2026, and only 0.3% month over month in July. Growth has slowed nationally. Shingletown's small dip in median price fits that pattern.
- Inventory is thinner in Shingletown.
- Prices held close to flat.
- But homes are taking longer to sell, and fewer buyers are committing.
- Price, condition, access and how a property fits mountain buyers still drive the outcome here.
