The Territory's Price Cuts Aren't Landing Evenly This Cycle
Over the four weeks ending August 30, zip 96001 recorded the highest price-cut count in the nine-zip territory and 96003 the second-highest, while 96022 added the week's most new listings against one of the lowest cut counts in the region.
At 3.50 months of supply and a 50-day median time on market territory-wide, this reads as a balanced market that still leans toward sellers overall. There's no baseline from a prior cycle to compare it against, so call it a snapshot rather than a shift. What the snapshot shows is that the balance isn't even across the map.
Two zip codes are carrying almost all of the pressure to cut. One zip code is adding fresh listings without any of that same pressure showing up yet.
Start with the cuts. Out of 51 total price reductions logged across the territory this cycle, zip 96001 recorded 14, the most of any zip. On Mountain Shadows Drive, a three-bedroom came down $50,000, landing at $945,000.
Zip 96003, just next door, recorded 13 cuts, the second-highest count in the territory. On Cilantro Drive, a four-bedroom came down $49,000, to $550,000. Between the two zips, the amount of repricing happening right now outpaces every other zip in the territory by a wide margin.
Zip 96022 tells a different story. It added 20 new listings this week, the most of any zip in the territory, while logging just 3 price cuts, one of the lowest counts anywhere. Fresh supply is arriving there without the repricing pressure showing up in the two zips to its north.
For a buyer touring 96001 or 96003 right now, that concentration of cuts means the listing next door has probably already adjusted once. Sellers there are moving on price before a buyer even has to ask.
For a buyer touring 96022, the picture is different. New listings keep showing up, but they haven't been under the same pressure to come down. That means more options, not necessarily more room to negotiate.
If you're selling in 96001 or 96003 right now, price it where the market already is. Neighbors around you have cut by $25,000 or more this cycle, and buyers touring those streets already know it.
If you're selling in 96022, the fresh competition arriving around you hasn't reset expectations downward yet. That's worth using while it lasts, and worth watching closely if it starts to change.
The number worth tracking from here isn't this cycle's cut count. It's whether 96022's new listings start seeing the same repricing pattern showing up in 96001 and 96003, or whether that gap holds through the next cycle.
